130 Old Street | Project Update

The majority of the structural and civil engineering interventions at 130 Old Street are now complete with the major refurbishment works progressing well on site. Significant cut-and-carve works have been undertaken on the 1980s steel-framed office building, resulting in substantial added value. The original internal area of 17,400 sqft (1,600 sqm) has been expanded to 32,000 sqft GIA (3,000 sqm), representing an 85% increase in developed area, achieved with significant reuse of the original base build materials.

An ‘A rating’ has been achieved for the project’s SCOR assessment of the structural interventions, aligning with the trajectory toward Net Zero goals.
The original 3-storey rear annexe building was deconstructed allowing for a new 8-storey frame to wrap around the existing structure, creating an entirely new wing to the building. The existing building fronting Old Street has had two additional storeys added and the ground floor framing has been reconfigured with new steel box-frames to form the new building entrance/access points.
New piled foundations were required to support the rear wing whilst the existing foundations of the primary building were validated for re-use, without the need for strengthening.

The original core was awkwardly located towards the front of the site, occupying the highest value space, hence the decision to relocate it centrally within the site and between the two wings of the building, providing vertical transport whilst simultaneously linking and stabilising the building.
We have been working closely with the contractor Forcia Limited to plan the jacking of the new framing on the facade line to minimise deflections during the installation of the new box frames.
As part of the infrastructure works a new substation has been implemented and an entirely new below ground rainwater attenuation system has been carefully threaded through a congested footprint reducing the burden on the local public sewer system.
Having stripped the building back to the bare frame and now extended, the building is ready for the new facade to be installed and fit-out works to commence.
