A complex revitalisation combining new-build, retention and renovation to give a new lease of life to a central London building with a rich history.

Greycoat Stores, a former Army and Navy store warehouse built around the turn of the last century, sits prominently on a roundabout in central Westminster. Over time, it had lost much of its original character, but a major transformation has now been completed, revitalising the building with new ground-floor retail units and high-end office space above. Eckersley O’Callaghan led the facade engineering for this complex project, which combined new-build, retention, and renovation.
The ground-floor retail facade was replaced with a full height curtain wall, while upper floors feature a new stick curtain wall on the south elevation with precast features and refurbished windows on the east and north. Restoration of the rendered brickwork revealed the building’s original character. The redevelopment delivers 8,360m² of mixed-use space, comprising seven floors of premium workspace above the new ground-floor retail units.
A standout feature is the fully glazed mansard roof, which replaced the existing top floor with a double-storey, contemporary extension. Designed using insulated glass units within a steel-capped facade system, it alternates to zinc standing seam enhancing the verticality and the repetition. It slopes at 45 degrees over two floors reaching the roof where semicircular horizontal rooflights close the glazed feature.
This refurbishment and extension have delivered a striking, modern facade while honouring the building’s industrial heritage.
