A #retrofitfirst conversion of a Grade II* listed police station combined with a five-storey new build to create a stunning new residential development in the heart of north-west London.

The project involves both the conversion of a Grade II* listed existing police station into 26 residential flats, and the construction of a new five storey residential block set around a central courtyard.

A new contiguously piled reinforced concrete basement box provides basement car parking. The superstructure is also constructed from reinforced concrete – using flat slabs and blade columns located within wall lines.

The project combines our skills in renovation and new build work. The existing fabric of the existing building was reused with the new loading conditions justified by load testing the existing structure. The drainage for this development was redesigned to reduce the output of surface water into the existing sewer system by using Sustainable Urban Drainage Design (SuDS).

As the existing police station was a Grade II* listed building, great care had to be taken when making structural alterations. Complex yet efficient temporary works designs were developed and effectively communicated to the contractor. These were also phased to allow the contractor to meet programme dates, re-use materials on site and allow trades to begin work in completed areas earlier.
